Flat fee listings are an option for people who understand the process of negotiating, pricing and selling their home. Our service has been used by mortgage professionals, attorneys, builders and previously successfully FSBO's.

Listing in the RMLS© allows your home to be seen by national sites as well as being accessed by 100's, if not 1000's, on local agent web sites. Over 80% of buyers search on the internet and 85% use an agent as well to search for a home.

Photos - The RMLS© permits up to 16 photos. Only pictures that flatter your home should be used. Quality is better than quantity.

Color Flyers - We can supply you with color flyers, not just a template. Depending on which option you select to list your home, it is possible that Rio Realty LLC would be able to print them for you.

Changes - You can make as many price changes as you wish, though raising it doesn't see to help. You may cancel the listing at anytime. The listing is for one year.

Lockbox - We have two styles of lock boxes to hold house keys. The Realtor© blue electronic lockbox is only accessible by agents and leaves a record of who saw and when they saw it. Combination lock boxes are often used by builders and contractors. Lockbox is not mandatory.

Calls about your home - All inquiries about your property are sent to you. We do not sell your information or gain any referrals because of your listing.

Service area - We can list any home that is serviced by the RMLS© or WVMLS© areas. If you are outside of our driving area, which is generally outside the Portland Metro Area, than we will not be able to take photos, measure the rooms or provide a Realtor© lockbox.
